Document Processing

Uploaded PDFs are processed using text extraction for digital documents, or OCR (optical character recognition) for scanned copies. We analyze the full document text including all exhibits, addenda, and rider pages.

Digital PDFs are parsed directly for the highest accuracy results
Scanned documents are processed via OCR before analysis begins
Files up to 25MB are supported; most commercial leases are well within this range
All exhibits and addenda attached to the main document are included in the review

AI Analysis

We use large language models trained on commercial real estate law and thousands of lease documents to identify provisions, risks, and opportunities specific to your lease. The AI reads clause by clause, cross-referencing related provisions and state-specific legal context.

Over 40 clause categories are examined in every full analysis
State-specific law context is applied based on the governing state identified in your lease
Financial terms are extracted and used to calculate your total cost of occupancy

Red Flag Detection

Our system checks for over 50 categories of potentially unfavorable provisions. Each red flag is assigned a severity rating and explained in plain English with the relevant lease language quoted directly.

Personal guarantees — scope, duration, and whether a burn-down provision exists
Demolition and relocation clauses — landlord's right to displace your business
Unusual default definitions — provisions that could trigger default without warning
One-sided remedies — cases where the landlord has rights the tenant does not
Rent escalation terms — above-market CPI caps or uncapped percentage increases
CAM and operating expense pass-throughs — exclusions, caps, and audit rights

Confidence Ratings

Each analysis includes a confidence rating — High, Medium, or Low — based on document quality, complexity, and the clarity of key provisions. The rating is displayed prominently so you know how much weight to place on each section of the report.

High confidence — Clean digital PDF, standard structure, all key provisions clearly stated
Medium confidence — Some provisions are ambiguous or the document includes non-standard structure
Low confidence — Heavily scanned, poor quality, or highly unusual document — attorney review especially recommended
